Avida Aventura, formerly known as Aventura Station, required Strategic Group to step into a distressed, out of sequence multifamily project with major coordination, completion, and closeout items still remaining.

The project involved 266 residential units, a parking garage, pool deck, amenity areas, and ground floor retail space, requiring a focused recovery plan to restore momentum and drive the asset toward turnover.

The Challenge

  • Took over a distressed, out of sequence 266 unit multifamily project with major completion, coordination, and closeout items remaining.
  • Building lacked permanent power and water at takeover, limiting the ability to test systems, clear inspections, and progress toward turnover.
  • Project required immediate re-engagement of existing subcontractors, vendors, consultants, and authorities to restart momentum.
  • Historic flooding impacted the project during the final push toward completion.

The Approach

  • Moved quickly to take assignment of existing subcontracts, reestablish communication, and restore accountability across the trade base.
  • Established a recovery plan around permanent utilities, life safety, inspections, permit closeout, punch work, and turnover critical scopes.
  • Re-sequenced field activities to correct out of order work, prioritize critical areas, and drive daily progress toward TCO.
  • Organized private provider coordination, supplemental permit tracking, inspection records, and closeout documentation into a clear path forward.
  • Coordinated ownership, design teams, inspectors, utilities, subcontractors, lenders, and insurance related stakeholders through recovery and turnover.
